IMMEDIATE START

Caretaking role in beautiful Leighton Beach. The roll entails looking after a residential complex and would suit someone with previous experience in basic maintenance. You should possess the ability to work unsupervised and have the skills to problem solve and think on your feet. Basic computer skills are required as well as a good command of the English language. You should also have Australian work rights.

The position is Monday to Friday and spans 41 hours during business hours.

The duties generally require, but are not limited to -

Access and Egress

Supervise and regulate traffic and parking where required.

Facilitate all contractor access.


Asset Management

Ensure that servicing of common services takes place by elected contractors including, but not limited to, fire systems, domestic water tanks, vehicle doors, bin chute, electrical systems, auto doors, hydraulic systems including the hot and cold- water supply and building access controls. Building Management Control Systems

Maintain a high level of care of the property’s operations, installation, facilities and systems.  

Maintain the contractor’s key log and residents fob key system.

Program fob keys for residents and keep a log of the fob keys.

Monitor the CCTV system as required.


Building Repairs and Maintenance

Note all defects to common areas and to submit to Strata

Report and log defects of the common areas to the strata manager


Cleaning and General maintenance

Supervise the cleaners to ensure satisfactory completion of agreed tasks.

Vacuuming and High-pressure Cleaning of garage.


Contract and contractor management

Supervision and management of routine maintenance and repairs and replacement of the common property at the complex.

Facilitate contractor access for maintenance of plant and equipment.

Supervise all external contractors.

Liaise with strata manager to manage all service contracts, their performance against service agreements.

Building Manager to sign off on all building works with contractors before completion and to check works after completion to ensure they have been completed correctly.


Energy and water management

Ensure all lighting to the common property is operative and efficient and to change light globes if can be reached.


Essential services provision (eg fire systems)

Supervision and management of routine maintenance

Liaise with fire contractor at monthly fire testing to ensure they can isolate system.


Gardening and grounds maintenance

Supervision and management of routine maintenance

Ensure all eaves, downpipes and drains are kept clear and functioning correctly


Improving building performance

Regular site inspections covering common areas and instigate remedial works as required.

 

Maintaining security for property occupants and assets

Maintain a systematic start of day inspection of the building.


Record keeping (legal requirements, monitoring, etc)

Record any information required and copy to be sent to the Strata Manager. Responding to complaints and suggestions

Liaise with the strata manager regarding the response to enquiries or complaints from owners, occupiers and the strata company in relation to the common property.


Risk management

Report hazards to the strata manager.


Undertaking minor capital or maintenance projects

Undertake minor repairs to the common property as required.

 

Stakeholder engagement

Supervise residents moving in and out of the building.

Install and remove lift curtains when required (approx. 10-15 kgs in weight).

Manage bookings for the common area if required.

Monitor behaviour in the common area including the gym, BBQ, and report to the strata manager and if necessary, security and or police.

Induction meeting and site familiarisation run through with new owners/tenants.

Monitor breaches of the By-Laws.


Waste management

Place bins out for collection and return after emptied.

Clean bins

Ensure bin chutes are operational each day.

Clear blockages in bin chutes which are accessible.

Load and take cardboard/polystyrene to recycling centre.

Collection and return after emptied container deposit scheme trays.


Key Accountabilities

Notify the strata manager of any repairs that are required.

Notify the strata manager of any breach of the By-laws.

Quarterly Building Manager report to be submitted to the Strata Manager.
