This isn't a seat on a large team carved into workstreams, it's a large project, and it's yours. You would join a private developer with a genuinely diversified and growing portfolio across the commercial and living sectors. The structure is flat and the decisions that move the project get made quickly.

What you'd own:

• The project feasibility and budget. Building and defending the numbers and protecting margin as the design develops.
• The approvals pathway through to determination, WAPC and the relevant DAP, consultant coordination, and the planning strategy for a project of this scale and height.
• Design development, holding the brief, the budget and the programme as the scheme resolves.
• Procurement and delivery oversight, builder appointment, contract administration, and NCC compliance through to PC.
• The programme to budget and time. On a project this size, holding both is the job.

Who I'm looking for:

You've run a built-form project of scale and taken it through approvals, procurement and delivery, not just one phase of it. You can sit across a feasibility and know when the numbers are telling you something. You can partner closely with a design team and still hold the commercial line, protecting the feasibility when design ambition and budget pull against each other, and you're comfortable being the point the builder answers to.

You read the WA approvals landscape well enough to keep a large project moving, DAP referral, consultant management, and the practical reality of getting a scheme of this size through.
